EPDM Flat Roofs

1.) The Ballasted E.P.D.M. Roofing System incorporates (black only) .045 inch or .060 inch thick black non-reinforced or reinforced EPDM membrane. Either an acceptable membrane underlayment or insulation and the EPDM membrane are laid loose over the substrate and held in place with a minimum of 10 pounds of ballast per square foot. Adjoining sheets of EPDM membrane are seamed together a minimum of 3 inches using Primer and Seam Tape, OR Primer, Seam Adhesive, and Lap Sealant. The maximum roof slope for this roofing system is 2 inches to one horizontal foot. |
2.) The Fully Adhered E.P.D.M. Roofing System incorporates (black only) .045 inch thick, or (black or white) .060 inch thick non-reinforced, OR (black) .045 inch or .060 inch thick reinforced EPDM membrane. An acceptable insulation is mechanically attached to the roof deck typically every 2 square feet and the EPDM membrane is fully adhered to the insulation with Substrate Adhesive. Adjoining sheets of EPDM membrane are seamed together a minimum of 3 inches using Primer and Seam Tape on black membranes, OR Primer, Seam Adhesive, and Lap Sealant on black or white membranes. There are no maximum slope restrictions for the application of this roofing system. |

3.) The Mechanically Attached E.P.D.M. Roofing System (Black) incorporates .045 or .060 inch thick, 7' wide non-reinforced EPDM membrane. An acceptable insulation is mechanically attached to the roof deck typically fastener and plate every 8 square feet. The non-reinforced EPDM membrane is mechanically attached to the roof deck with fasteners and batten. The fasteners and metal batten are centered in a 6-inch wide seam and attached at a rate of 6 or 12 inches on center, dependent on project criteria. Adjoining sheets of EPDM membrane are seamed together using primer and 6" seam tape. The maximum roof slope for this roofing system is 6 inches to one horizontal foot. |
| With the choice of .045 mil or a .060 mil rubber roof system, you can decide which thickness best fits your needs. With the minimal cost difference between the two, most select the .060 mil, which comes with a longer warranty. |
| Note: E.P.D.M. is a nice, clean roof system. Proper maintenance programs allow for a strong warranty and in many cases a roof system that will outlast the manufacturers guarantee. |
Here is an example of a mechanically sealed proposal:
To re roof entire roof area with one layer of heavy 45 mil EPDM rubber roofing membrane mechanically fastened to the decking with treated roof screws and galvanized roofing plates. All seams to be field lapped 6" as well as mechanically fastened to insure no lap separation. All firewall flashing's to be re-covered with 45 mil EPDM rubber roofing adhered to existing firewalls. All pipes, vents and other roof protrusions to be sealed with 60 mil EPDM rubber flashing material or preformed rubber roof boots. Contractor carries all necessary insurance on building and workmen while work is being completed.
Here is an example of a fully adhered proposal:
To mechanically fasten a 1/2" ply of high density recovery board to the roof decking with 3" galvanized roofing plates and treated roofing screws. To fully adhere one ply of 45 mil (also available in 60 & 90 mil) EPDM rubber roofing membrane to recovery board with EPDM contact bonding adhesive applied to both surfaces. To Field lap all seams 6" and then seal with EPDM lap sealant. To flash all firewalls with 45 mil rubber membrane fully adhered to walls and finished at the top with 1 1/2" aluminum termination bar and concrete hit pins drilled into masonry. All vents, pipes, and chimneys flashed with EPDM flashing rubber. Contractor carries all necessary insurance on building and workmen while work is being completed.
